Applying for a property through Village Estates.

Great, you accessed our website and want to apply for a property.

We have an extensive range of properties for rent from small flats to Large Family Residences. These can all be viewed on our website and this is updated several times a day.

If a property is showing on our website it is available for rent. Of course in exceptional circumstances we may have found a tenant that day and the site will be updated the following day.

The next step is to make an inspection of the property. To do this you need to call our office between 9am and 5 pm Monday to Friday or Saturday 9am to 12 noon.

All property inspections and viewings are accompanied so we will set up an appointment for a member of our staff to meet you at the property of your choice and show you around. We do not allow prospective tenants access to properties without a member of our staff being in attendance.

OK, so having inspected the property you want to proceed and take out a lease. This will be in the form of an Assured Shorthold Tenancy (AST). It is quite straightforward and will last for 6 x months from the date you sign it and move into the property.

Firstly we will ask you to pay the first months rent which will then be held in our account until you are ready to sign the Assured Shorthold Tenancy and move in. The property is then reserved for you subject of course to suitable references.

PLEASE NOTE THAT IN THE EVENT YOU CHANGE YOUR MIND AFTER YOU HAVE PAID THE FIRST MONTHS RENT AND WE HAVE TAKEN THE PROPERTY OFF THE RENTAL MARKET THAT MONEY IS NOT REFUNDABLE.

 In order to take up references on your behalf we will ask you to sign a document allowing us to contact your bank, and also we will ask your current employer for a reference. This normally will take about a week depending upon the speed of the replies from the referees. We do make a charge for the referencing process.

In the unlikely event of satisfactory references not being available only then will we refund the first months rent you have paid to us, less a £25.00 administration fee.

Once satisfactory references have been returned to us we will ask you to come into our office to sign the Assured Shorthold Tenancy.  This is usually done at the time you wish to move into the property. We aim to complete the transaction from receiving the first months rent to your moving in within a 4 week period wherever possible. We do charge a fee to cover the preparation of the Assured Shorthold Tenancy, administration and reference costs.

We will at this time require cleared funds for the Security Deposit (Bond) which is usually one months rent plus £100.00. Plus any Lease Fees  (AST), administration fees and reference fees.

We have a legal obligation to register your Security Deposit with a Government Approved Scheme, we are members of the TDS and your security deposit will be registered with them. 

The first months rent you paid to us to secure the property we will now use so your rent is not due again for another month.

Cleared funds can either be in the form of a bank transfer directly into our bank which you would have to make arrangements to do at least 3 x working days before you sign the lease, a bankers draft, Debit Card (charge of £1.00 applies) or we can accept a credit card payment but we charge 1.85% to cover the credit card costs for doing so. You will be given an Assured Shorthold Tenancy which you may study at your leisure in our offices, we will explain anything you have a query about or do not understand, you will then be asked to sign the document. This is a legal binding document which gives you security of tenure for 6 x months after which time, subject to agreement of the Landlord and Tenant, the Assured Shorthold Tenancy is renewed for a further 6 x months.

We will need your National Insurance number and you will be asked to sign a standing order for the rent to be paid directly from your bank each month. This will usually be dated 3 x days before payment of the rent is due in order that it arrives in our bank on the due date. In the event the standing order will be paid out of your account at a time that is not convenient for you we will make arrangements with you to make an initial payment of a portion of the rent between the date on the Assured Shorthold Tenancy and the date you want the payment to come out of your bank.

All payments of rent are due in advance.

Please note that we cannot accept a tenancy without a standing order for the rent.

From time to time we will require an inspection of the property, as our duty to the Landlord, but we will always give you prior notice before doing so.
