Village Estates was established in 1987 and has become a local byword for quality Residential Lettings in Bradford and the surrounding areas.
As a specialist in Residential Letting and with a combined knowledge of over 50 years experience we are the largest privately owned letting agent in the area.
Acting for both large and small private Landlords, Housing Trusts and Property Consortiums we are responsible for the management and letting of over 500 properties in Bradford, Airedale, Wharfedale, Harrogate, Craven, Leeds, Pudsey and even parts of Lancashire.
We receive over 200 enquiries per week from tenants seeking rental accommodation and an average time to find a suitable tenant is in the order of 2/3 weeks. Due to the large number of properties we manage we can match suitable tenants and Landlords quickly and efficiently.
We reference potential tenants who apply for a property with us so Landlords can have peace of mind their property will be in safe and reliable hands.
Additionally our services include, advice to both Tenants and Landlords on their rights and obligations when renting a property, preparation of leases and inventories, checking of properties before and after a tenant leaves, arranging repairs to a property when required, arranging Landlords Gas Checks, arranging an EPC,(both Legal requirements) and obviously collection of rents when due.
We can arrange insurance for Landlords to cover loss of rent, property insurance, tenants insurance in case of damage and all other legal requirements.
Legislation was introduced in 2007 to protect both Landlords and Tenants from unscrupulous practices and to ensure our professionalism we successfully became members of the National Approved Letting Scheme (NALS) in 2005. The scheme monitors agents such as ourselves to make sure we have in place a dedicated clients’ account for monies deposited with us, a grievance procedure and an accounting system in line with Government guidelines. In 2007 we joined The Dispute Service (TDS) to protect clients’ deposits in full compliance with the legislation.
